The board operates with two primary objectives:<\/p>\n\n\n\n<p>1. <strong>Financial Stewardship<\/strong>&nbsp;\u2013 Ensuring the efficient collection of dues while responsibly managing expenses and vendor relationships to uphold the financial health of our community.<\/p>\n\n\n\n<p>2. <strong>Covenant and Rule Enforcement<\/strong>\u00a0\u2013 Upholding the community\u2019s governing covenants, including the\u00a0<strong>\u201cNo Rental\u201d<\/strong>\u00a0and\u00a0<strong>\u201cNo Sex Offenders\u201d<\/strong>\u00a0amendments, as well as enforcing community rules and pool rules to preserve a safe and harmonious living environment.<\/p>\n\n\n\n<p>To support these efforts, we partner with\u00a0<strong>The Number Masters<\/strong> for accounting and tax services and rely on\u00a0<strong>Dittmer, Wagoner, and Steele, LLC<\/strong> for legal counsel and enforcement matters. As a\u00a0<strong>self-managed community<\/strong>, our overarching goal is to foster a thriving, well-maintained neighborhood while keeping costs as low as possible for our homeowners.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>ANNUAL COMMUNITY MEETING<\/strong><\/h4>\n\n\n\n<p>Each year, following the&nbsp;<strong>March 15 tax filing<\/strong>, the&nbsp;<strong>Board of Trustees<\/strong>&nbsp;meets with our accountant to carefully prepare the annual budget. The finalized budget, along with a detailed overview of community expenses, will be presented during a&nbsp;<strong>community-wide meeting<\/strong>, traditionally held in&nbsp;<strong>May<\/strong>&nbsp;around the time of the&nbsp;<strong>pool opening<\/strong>.<\/p>\n\n\n\n<p>This annual gathering also serves as an opportunity for residents to stay informed, ask questions, and participate in the&nbsp;<strong>rotating trustee election<\/strong>, ensuring continued leadership and representation within our community.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>VOLUNTEERING<\/strong><\/h4>\n\n\n\n<p>As a&nbsp;<strong>self-managed community<\/strong>, our&nbsp;<strong>homeowners<\/strong>&nbsp;take an active role in maintaining and enhancing our neighborhood, delivering&nbsp;<strong>high-quality services<\/strong>&nbsp;while keeping costs low. Homeowners can contribute by&nbsp;<strong>volunteering<\/strong>&nbsp;on one of our committees or&nbsp;<strong>running<\/strong>&nbsp;for an HOA&nbsp;<strong>trustee position<\/strong>.<\/p>\n\n\n\n<p>If you are interested in&nbsp;<strong>becoming a trustee<\/strong>&nbsp;and have the&nbsp;<strong>time, skills, and dedication<\/strong>&nbsp;required, we encourage you to&nbsp;<strong>watch for the annual meeting announcement<\/strong>. At that time, you may submit a statement outlining your&nbsp;<strong>interest, vision, and relevant experience<\/strong>&nbsp;to share with the community.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>TRUSTEE ROLES &amp; RESPONSIBILITIES<\/strong><\/h4>\n\n\n\n<p>\u2022 <strong>President<\/strong>\u00a0\u2013 Oversees major community projects, leads\u00a0<strong>quarterly trustee meetings<\/strong>, helps with\u00a0<strong>homeowner compliance<\/strong>, and manages\u00a0<strong>website maintenance<\/strong>.<\/p>\n\n\n\n<p>\u2022 <strong>Secretary<\/strong>&nbsp;\u2013 Organizes the&nbsp;<strong>annual community meeting<\/strong>, manages&nbsp;<strong>Gmail correspondence<\/strong>, processes&nbsp;<strong>incoming forms and requests<\/strong>, and records&nbsp;<strong>meeting minutes<\/strong>.<\/p>\n\n\n\n<p>\u2022 <strong>Treasurer<\/strong>\u00a0\u2013 Handles\u00a0<strong>dues collection<\/strong>\u00a0report (payments and delinquencies), review the\u00a0<strong>monthly financial report<\/strong>\u00a0(matching invoices to payments), and\u00a0<strong>maintains the budget and expenses<\/strong>.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>COMMUNITY GARAGE SALE<\/strong><\/h4>\n\n\n\n<p>To maintain the aesthetics and order of our neighborhood, the&nbsp;<strong>Board hosts one community-wide garage sale per year<\/strong>. Homeowners will receive an&nbsp;<strong>email announcement with details<\/strong>&nbsp;around the&nbsp;<strong>pool opening in May<\/strong>.&nbsp;<strong>Individual garage sales are not permitted<\/strong>, except for homeowners who are&nbsp;<strong>selling their home and moving<\/strong>.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>HOME ALTERATIONS (INCLUDING SOLAR PANELS)<\/strong><\/h4>\n\n\n\n<p>The&nbsp;<strong>Board of Trustees<\/strong>&nbsp;is responsible for reviewing and approving&nbsp;<strong>any modifications<\/strong>&nbsp;to a home\u2019s&nbsp;<strong>exterior<\/strong>&nbsp;or property, ensuring that all changes align with community standards. If you plan to make&nbsp;<strong>any exterior modifications<\/strong>, including the&nbsp;<strong>installation or alteration of solar panels<\/strong>, you must submit a request&nbsp;<strong>before beginning any work<\/strong>.<\/p>\n\n\n\n<p>To initiate the approval process, please complete the&nbsp;<strong>\u201cContact &amp; Requests\u201d<\/strong>&nbsp;form on this website to receive the appropriate application.&nbsp;<strong>All submissions must adhere to the instructions provided<\/strong>, and&nbsp;<strong>written approval from the Board is required<\/strong>&nbsp;before any work can commence.<\/p>\n\n\n\n<p>To avoid delays, please&nbsp;<strong>plan ahead<\/strong>&nbsp;and allow&nbsp;<strong>30 days for processing<\/strong>&nbsp;from the date of submission.
